GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Oklahoma City:Oklahoma City Delineated Area:Starting at the intersection of N. Council Rd and NW 10th St traveling east on NW 10th St to the intersection of IH-44, traveling south on IH-44 to the intersection of SW 15th St, traveling west on SW 15th St to the intersection of S. MacArthur Blvd, traveling North on S. MacArthur Blvd to the intersection of IH-40, traveling west on IH-40 to the intersection of N. Council Rd, traveling north on N. Council Rd to the intersection of NW 10th St. Minimum Sq. Ft. (ABOA):7,185 Maximum Sq. Ft. (ABOA):7,185 Space Type:Office/Warehouse Parking Spaces (Total):4 Parking Spaces (Surface):4 Parking Spaces (Structured): Parking Spaces (Reserved):4 Full Term:15 Firm Term:10 Option Term: Additional Requirements:Space offered must be contiguous on a single floor and have potential for an efficient layout. Building be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; or 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development well maintained and in consonance with a professional image. If not new or recent construction, the building should have undergone renovation to become office space with modern conveniences and have current electrical, plumbing, HVAC, roof, and other systems. The building should be compatible with its surroundings. Overall the building should project a professional and aesthetically pleasing appearance including an attractive front and entrance way. Office space should be located in an area which is not prone to criminal activity. Employee conveniences such as naturally lit office spaces, free parking, access to walking trails, fitness facilities, showers, and alternative vehicle fueling stations are not required, but are requested in support of agency initiatives. Building shall include sufficient HVAC systems appropriately sized and configured to maintain comfortable working conditions year-round. Building shall include access to sufficient restroom facilities for 20 staff and visitors. Restrooms, custodial closet, and lobby space shall not be included in ABOA. Building shall include or accommodate designated tornado shelter area or safe room for 20 employees. Warehouse space (minimum 175 SF to maximum 820 SF) shall include the following: 1.Minimum ceiling clearance in warehouse is 8.5. 2.Must have at least one 10 high by 10 wide roll-up overhead doors. 3.The garage door entry must be at grade level for drive-in access to the warehouse. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4.Date of space availability 5.Building ownership information 6.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7.Energy efficiency and renewable energy features existing within the building 8.List of building services provided 9.Building, space, and parking accessibility in compliance with ABAAS. 10.Building, space, and parking compliance with fire and life safety and seismic requirements. 11.Building, space, and parking compliance with ISC and Publication 64 security standards.
