Orlando, FL (6FL0557) - Revised Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Florida City:Orlando Delineated Area:See Delineated Area Section Below Minimum Sq. Ft. (ABOA):21,634 Maximum Sq. Ft. (ABOA):21,634 Space Type:Office Parking Spaces (Total):0 Parking Spaces (Structured):0 Parking Spaces (Surface):0 Full Term:15 Years Firm Term:10 years The U.S. Government currently occupies office and related space under an expiring lease in Orlando, FL. The Government is considering alternative space only if the offered space is economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire and life safety and accessibility. A fully serviced lease is required. Offered space shall not be located in the 100-year flood plain. Additional Requirements: •Offered space must be located on no more than two (2) adjacent floors with all space being contiguous on each floor. •Space shall be located in a modern building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition acceptable to the GSA Lease Contracting Officer. If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •Parking must be available within a walkable ½ mile of offered space. •Space located above the ground floor must be serviced by an ABAAS compliant elevator. •Buildings under consideration must be "Class A or Class B" buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. The delineated area is defined as the following: Beginning at the intersection of State Route 417 and State Route 408, continue east on State Route 408. Turn right on E. Colonial Drive and continue to Lake Pickett Road. Turn left on Lake Pickett Road and continue to Tanner Road N. Turn left on Tanner Road N. and continue until it becomes Old Lockwood Road. Continue on Old Lockwood Road to Lockwood Road. Turn right on Lockwood Road and continue to Oviedo Road. Turn left on Oviedo Road and continue until it becomes Geneva Drive. Continue on Geneva Drive to W. Broadway Street. Turn right on W. Broadway Street and continue to Winter Springs Boulevard. Continue on Winter Springs Boulevard to State Route 417. Turn left on State Route 417 and continue to State Route 408. Expressions of Interest: Offerors interested in submitting an expression of interest should include the following: 1)Building name, address, and the location of the available space within the building. 2)Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 3)ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4)Date the space is available. 5)Building ownership information. 6)Amount of parking available on-site and available per local code. 7)Energy efficiency and renewable energy features existing within the building. 8)List of building services provided.
