Description

U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Rosemont Delineated Area: North: Golf Road South: Ogden Avenue East: Harlem Avenue West: I-355 / I-290 Minimum Sq. Ft. (ABOA): 2,286 ABOA square feet of contiguous office space and 2,200 ABOA square feet of contiguous warehouse space. Maximum Sq. Ft. (ABOA): 2,515 ABOA square feet of contiguous office space and 2,420 ABOA square feet of contiguous warehouse space. Space Type: Office/Warehouse Parking Spaces (Total): 19 Parking Spaces (Surface): 19 Parking Spaces (Structured): Parking Spaces (Reserved): 19 Full Term: 10yrs Firm Term: 5yrs Option Term: 5yrs Additional Requirements: Office space must be contiguous on a single floor and have potential for efficient layout. Warehouse areas require a minimum 12 clear span ceiling height. At least one 10 x 12overhead door is required at grade level, or with a ramp if above grade level. Offered space shall not be in the 100 or 500 year flood plain. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Action : For FBO postings, delete "offers due;" for procurement summary, keep "offers due" and delete "(estimated)" from dates. Expressions of Interest Due: September 15, 2017 Market Survey (Estimated): September 23, 2017 Offers Due: 60 days after MS Occupancy (Estimated): 12/1/2018 SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1) Building name/address 2) Legal property description, recent survey, and property identification numbers (PIN) 3) Location of space in the building and date it will be available 4) One-eighth inch scale drawing of space offered 5) ANSI/BOMA defined office area/useable square feet (USF) 6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included 7) Common Area Factor used to determine the RSF 8) Name, address, telephone number, and email address of authorized contact 9) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission Send Expressions of Interest to: Name/Title: Thomas Nisivaco Address: 230 S.
